17% - 24% of occupancy revenue.
Depending on how much revenue your property generates, we have a sliding commission fee. This covers everything except major maintenance issues, utilities, and furnishings, and is applied only to the base price (the “accommodation fee” in STR lingo). You don’t need to be involved at all (unless you want to be). Sit back and make more money! We’re happy to explain it in detail - just reach out!

INITIAL REVIEW
We will run your property through our analysis tool to tell you how much you could earn as a short term rental
PROPERTY REVIEW
We will visit your place and make recommendations on improvements, if any. We’ll also provide you a list of our favorite furnishings / amenities to buy to make your place a HostWise-caliber property
INITIAL CLEAN
We will perform an initial clean and stage your property for photography
PHOTOGRAPHY
We’ll have your place photographed with specialized STR photographers, to help set the stage for your guest experience
CONSUMABLES
We’ll keep your place stocked with toiletries, toilet paper, paper towels, hand soap, and more. Additionally, we’ll make sure it’s always stocked with premium whole bean, locally roasted coffee
LISTING DESIGN
We’ll create your listing, including captioning & organizing the best photographs, writing the listing, setting up the booking rules and house rules, and more
HOUSE MANUAL
We’ll write & laminate the operating manual for your place - how stuff works, your favorite recommendations (or ours!), and more
SECURITY
To keep a watchful eye on your property, we’ll install a Minut decibel meter in your home and a Nest camera at the front door

Designing, Furnishing, Assembly, & Installation
We can furnish your listing with what guests need, and make it look great. We have great deals in place with vendors to get you an amazing listing at an affordable price. We don’t treat staging as a “profit center” - our goal is to get you up as quickly as possible, without breaking the bank. Our financial incentives are directly aligned with yours.
How do cleaning fees work?
As an owner you do not have to pay for cleaning fees since we charge these to your guests. We will determine the cleaning fee to set for your listing and will collect this directly from your guests. The following services are all provided as part of this cleaning fee and no additional charge will be billed.
We’ll provide world-class professional same day cleanings after each guest departure, so that you can welcome your next guest immediately
We provide all cleaning supplies required to clean the listing thoroughly, both for your guests and for our cleaning team
We’ll launder all sheets, towels, duvets, etc. on site. For particularly stubborn stains, we’ll take them off-site for cleaning and swap them for freshly laundered products
What “other” costs could I expect?
You’re in charge of furnishings, but we can help you with this if needed.
In order to ensure your listing is in perfect shape at all times, we may incur certain expense on your behalf.
While we are more than happy to facilitate, monitor, and pay for these expenses, they remain for your account.
Any additional property-related expenses will be invoiced monthly.
Most examples include replacement due to wear & tear or accidental breakage. We don’t pursue guest reimbursements for <$50 mistakes, as things happen, and we want guests to return to your property - they won’t do this if they feel “nickel & dimed.” For example, a guest breaks a $3 wine glass, or we replace a worn rug. Anything that costs more than $50, we’ll clear it with you first.
